Homebuyer's Checklist

Take this Homebuyer's Checklist with you when you're shopping for a new home and selecting energy features. Ask your builder or salesperson to help you consider each issue. See how many features you can include in your new home.

Heat and Cooling Equipment

  • Heat pump/air conditioner rated 14 SEER or higher            
  • Equipment properly sized for home as shown by a heating and cooling load analysis 
  • Air ducts sized to deliver proper air flow
  • Air conditioner properly charged with refrigerant gas           
  • Programmable thermostat provided

Duct System

  • Attic ducts not crushed or deformed, and outer covering not torn            
  • Ducts sealed with mastic sealant (not tape)            
  • Ducts pressure tested for air leaks by a qualified technician, and have no more than 3 percent air leakage            
  • More than one return air vent for proper recirculation            
  • Ducts enclosed in heated/cooled space or insulated to R-6

Better Insulation and Weatherproofing

  • Attic insulation is at least R-30; walls at least R-19            
  • Insulation installed without voids (areas with no insulation), gaps between the insulation and building frame, or unnecessary compression            
  • Home pressure tested for air leaks by a qualified technician

Better Windows

  • Windows are dual pane with low "e" glass            
  • Window frames are made of vinyl or wood            
  • Windows shaded from sun with shade screens or other window treatments

Home Design

  • Layout and window size minimizes direct summer sun and maximizes winter heat           
  • Landscaping provides summer-time shade            
  • Overhangs and other shading devices protect windows from direct summer sun

Efficient Lighting and Appliances

  • EnergyGuide labels on the refrigerator, water heater and other major appliances            
  • High-efficiency fluorescent light fixtures used where possible            
  • Low-water-use dishwasher and clothes washer with energy-save cycles            
  • Water heater includes a timer (electric only)            
  • Recessed ceiling lights are low air leakage fixtures

Questions to Ask Your Builder

  • What is the estimated cost to heat and cool each floor plan?            
  • Is there a builder heating/cooling cost guarantee?            
  • Am I eligible for special Energy Efficient Mortgage financing?
